This is a man's world. Very intense, very industrial, very well done, very very very intense.

This place is about the kitchen, and the metal, and the location in prime silverlake. I picture the future owner of this place to be a film editor (a very successful one) or a fetish film producer, or some sort of super-intense currency or commodity trader. Not for the run of the mill person seeking a happy and comfy home. Possibly some serious Germans.
Are you ready to commit your life to this ultra-modern esthetic? For a mere $1.399Mil you can call this futuristic blade runner your home sweet home.

6441 BRYN MAWR DR, LOS ANGELES 90068

This place is a true party casa. The whole thing is done to impress and to convey that sexy vibe of "I'm the guy who lives here and my domain is one of hedonistic good times and sensual pleasures. The conversation pit. The jacuzzi spa "grotto". The outdoor privacy. All of it is very very yummy, but in 90068 you will have to pay up for less space than you might like, and much less kitchen than you deserve for this kind of money.

For the studio exec who doesn't cook and is more interested in eating "at the Y" -- this could be the ultimate bachelor pad for the price... a mere $1.495 MIL

Low Key Moderne

1742 REDCLIFF ST, LOS ANGELES 90026

This one by architect Stephen Hill is quite low key and low energy. The neighborhood is that mid-snooty heart of Silverlake, not a view location, but very safe and relatively quiet. The living room feels kind of uncle-ish, but very nice, and the kitchen is reminiscent of Florida -- clean, functional, up to date, but not exciting.


To me the obvious hi-lite here is the raised dining area.
Quite contemporary, but again not thrilling.

In summary, it's a good property in a good section of town, but it doesn't quite feel like you've walked into an event when you arrive here. The entry in particular needs help. Still, with the asking now down below $1.2 Mil, this one is definitely worth a look.

Sophisticated, Awesome But Expensive Modern in Los Feliz


2429 LYRIC AVE, LOS ANGELES 90027 is a beautiful house, very sophisticated and understated, while at the same time very solid, with excellent materials and a "prime" location. This place is cool, but feels like a rich gay uncle would live there, not a real partying jet-setter.



The kind of person who would like this hip pad would be an eccentric European international businessman, or a female college professor with family/divorce money and very tight-stretched skin.

This house was built by a person with a real understanding of understatement and excellent taste. I saw it when the price was $1.5Mil, and it seemed a bit pricey then, but now that its reduced to $1.375Mil it represents a much better value
